Skirting the North-East side of London, Waltham Forest  is one of the greenest boroughs North of the River Thames and is made up of three neighbourhoods: Chingford in the North, Walthamstow in the centre and Leyton and Leytonstone in the South.

Waltham Forest has a population of over 284,000 with an average property price of £490,000. Considered one of the property hotspots due to the rise in house prices in the area, Waltham Forest is a great place to call home.

North East London NHS Foundation Trust (NELFT) delivers an extensive range of children’s services with lots of opportunities in the borough including: community nursing, physiotherapy, occupational therapy and immunisation.

Commuting and Transport Links

The Victoria and Central lines run through the borough, and there are regular trains to the City, West End and Stratford. Other areas in the borough are served by the Overground and National Rail links, while for drivers, the A12 and North Circular run through the South and centre of the borough respectively. 

Waltham Forest has plenty of pedestrianised areas and designated cycle lanes for the more active commuter.

Free cycle training is available to anybody who lives, works or studies in the borough, giving you the skills you need to cycle with confidence.

Walthamstow has a variety of theatres, museums and galleries and also hosts one of the best local art trails around.

Walthamstow Market on Selborne Road is the longest – though not the largest – daily outdoor market in Europe. You’ll find all humanity there alongside fruit and veg from around the world, pots & pans and so much more!

If you like your markets a little quirkier, try Wood Street indoor market. This hidden gem has 25 unique shops: selling everything from clothing to handmade crafts, antiques, football memorabilia and vinyl.

Family Focus

The borough has several high achieving primary schools, as well as 500 acres of green space; such as Lee Valley Regional Park, offering plenty of room for children to play and explore in the great outdoors.
